Your rent covers all utilities including high-speed internet, water, trash, and heating. Each apartment comes fully furnished with in-unit washer and dryer, plus access to all community amenities like the fitness center and hot tub.

Are Snow Garden apartments furnished in Ephraim?

Yes, all apartments come fully furnished with bedroom furniture, living room seating including flat-screen TV, kitchen appliances, and large beanbag chairs. You just need to bring personal items and school supplies.

How do I apply to live at Snow Garden?

Applications are available online through our website or RoomChoice.com. Our on-site management team can answer questions and schedule tours to help you secure your spot for the upcoming semester.

What happens if I need to break my lease early?

We understand life happens. If you have to break your lease, it then becomes your responsibility to sell your contract. We will email you the necessary steps for selling your contract and tips to advertising and what ways have been most effective. We supply you with a flyer for advertising on campus or online.

Is parking available and how much does it cost?

We have plenty of parking for all of our tenants at no extra cost to them.

When is rent due and what payment methods do you accept?

Rent is due on the 1st of each month with a 5-day grace period. We accept ACH bank transfers, credit/debit cards, and checks. Set up autopay to never miss a payment. A $50 late fee applies after the grace period.

Are the apartments furnished?

Yes! All apartments come fully furnished. Common areas include a sofa, loveseat, bean bag chair, flat-screen Roku TV with stand, and a dining table with chairs. The kitchen is equipped with a refrigerator, stove, microwave, in-sink garbage disposal, and dishwasher. Private bedrooms include a twin bed with a storage bed frame with drawers, closet organizers. Shared bedrooms include two of each item. All you need to bring are your personal belongings and bedding!

How close is the property to campus?

We are conveniently located across the street from the near campus with easy access via walking, biking, or public transit. Many of our residents walk or bike to class daily. Check our location section for exact distances and a campus map.

Love snow gardens! It’s so nice that it’s off campus yet only a 2 minute walk from campus. The main room is so big and it’s been nice having a kitchen AND washer/dryer. Definitely will be living here again after the mission!

I love Snow Gardens! I live in A building, and this is my third semester here. The people are great, and it’s really nice to have our own kitchen space. Having two bathrooms makes everything so much easier, and we’ve got our own washer and dryer. Super friendly staff, they keep the sidewalks free of snow and ice and always say hello. My only thing would probably be that it’s hard to get things fixed. The maintenance people are really good about coming whenever we fill out a form, but sometimes it takes a while before it’s actually fixed. Our heater broke, I think 6 times over the course of 2 semesters. They came every time, but I honestly think that it didn’t really get fixed until recently.

I have loved living here at Snow gardens! I’ve been able to meet some of my closest friends here. The maintenance guy is always pretty quick to help us with any of our problems with the appartment. The apartments themselves are very nice, very spacious and there is enough storage for our clothes and necessities. I love how big and open the living room and kitchen is. The hot tub is so nice too. I will recommend these apartments to anyone I know that will attend Snow
